Recent stats show the number of these properties has ballooned faster than a beach ball, multiplying six times in under three years. “Seems like everyone wants a bite of the Airbnb pie,” chuckled one local.

 

The Numbers Game

 

According to the Deputy Ministry of Tourism, about 12,000 to 13,000 short-term holiday rental spots are available in the Republic’s free areas. But only 8,375 have jumped the hoops to get official registration since July 2021. That’s a whole lotta pillows—36,784 beds, to be precise!

 

By April 2023, 4,765 places had joined the registry, bringing in 21,636 beds. Fast forward to mid-May 2025, and we’re at 8,375 units, even with a tiny dip in bed numbers since February. Looks like Paphos and Famagusta are the Beyoncé and Jay-Z of rentals, covering over two-thirds of the listings!

 

Leading the Pack

 

In Paphos, you’ve got 3,957 spots offering 17,802 beds. Famagusta follows with 1,702 properties and 8,728 beds. Larnaca, Limassol, and Nicosia are still in the race with 1,237, 1,076, and 403 registered places, respectively. “It’s like a real estate Eurovision,” laughed a local journalist.

Regulatory Tightrope

 

While thousands of Cyprus short-term holiday rentals got their licenses, the Deputy Ministry still juggles 1,565 pending applications. Among these, 952 need more paperwork or fees, while 611 await initial checks. Toss in active and pending, and you surpass 10,000. That’s a paperwork mountain!

 

Right now, property folks can only list or rent their spots if they’re registered and show the registration number in ads. Platforms like Airbnb and Booking.com need to play ball, too, or face fines. “It’s like hide and seek but with fines,” quipped an industry expert.

 

Stepping Up Enforcement

 

Authorities aren’t just twiddling thumbs. The Deputy Ministry logged 52 complaints against rogue operators since inspections kicked off. Meanwhile, the Tax Department’s running audits to catch any VAT, income tax, or other slip-ups. They even ping hosts with biweekly email alerts when registrations are nearing expiry. That’s what I call a nudge!

Legislative Moves

 

In the legislative arena, the parliamentary Commerce Committee’s eyeing a new bill to sync national practices with an EU regulation set for May 20, 2026. This rule demands detailed data on rentals across member states. Platforms will need to dish out monthly or quarterly reports, and landlords gotta declare registration numbers and property deets. The Deputy Ministry of Tourism will play big boss, enforcing data compliance and penalties. “It’s like Big Brother, but with beachfront views,” joked a local politician.
